A Private Lakeside Sanctuary
Six bedrooms, four hundred square metres, and a botanical garden that runs straight to the water — moments from Menaggio, facing Bellagio across the lake.
The kind of quiet you find with the water on one side and the mountains on the other.
Grand Horizon Meets Private Serenity
Tucked away just moments before the historic town of Menaggio, the villa is an enclave of privacy, space, and understated elegance. Inside, the villa balances traditional Italian warmth with refined sophistication, designed effortlessly for multi-generational families, couples, or groups of friends who demand absolute privacy without sacrificing proximity to the heart of the lake.

The six bedrooms are arranged over the two upper floors, and all but one look straight out across the water to Bellagio. The two top-floor rooms are the quietest in the house — king beds, full lake views, and ensuite bathrooms that share the same panorama, so the view is the first thing you see in the morning and the last at night.
On the floor below, three more king rooms carry the same outlook; two have ensuites and one a private bathroom across the hall.
The remaining pair works as a self-contained family wing: a king room with an adjoining study that opens onto the lake, connected to a twin room with a partial view, sharing a bathroom between them. It's the natural choice for parents with children, or for anyone who wants their own corner of the house.
Downstairs, the living spaces are kept communal and open — kitchen, dining, and living flowing into one another on the ground floor, with the garden and the water just beyond the doors.
The Location
Griante has drawn people for the same reason for two centuries: the light and the view. Verdi wrote parts of La Traviata just up the road at Villa Margherita; Stendhal set much of The Charterhouse of Parma here.
The microclimate is mild and sheltered, which is why the shoreline is lined with botanical gardens.
